Where to Stay in Playa del Carmen

Mexico β€Ί Quintana Roo β€Ί Playa del Carmen

Playa del Carmen packs a surprising variety of neighbourhoods into a compact area. From the buzzing energy of Quinta Avenida to the gated calm of Playacar, where you stay shapes your entire experience. This guide breaks down every area so you can find the perfect base. For the best beaches in Playa del Carmen near each neighbourhood, see the beach guide. Start with the Playa del Carmen travel guide.

Near Quinta Avenida (The Centre)

Staying within a few blocks of Quinta Avenida puts you in the heart of Playa del Carmen’s energy. Restaurants, bars, shops, and the beach are all steps away. This is where you will find the widest range of accommodation: boutique hotels, mid-range apartments, and budget hostels. The trade-off is noise. Quinta Avenida is lively until late, especially between Calle 4 and Calle 14. If you value sleep, book a room set back from the main strip or on a quieter side street. The area between Calle 26 and Calle 40 along the beach (Zazil-Ha and Colosio neighbourhoods) offers a slightly quieter version of the central experience while still being walkable to everything. For transport to reach downtown, see the getting around Playa del Carmen guide.

  • Luxury (USD 200 to 400 plus per night): Thompson Playa del Carmen (rooftop pool, beach club), The Palm at Playa (adults only), Mahekal Beach Resort (boho-chic beachfront).
  • Mid-range (USD 80 to 200 per night): Hotel Cielo (rooftop terrace), Illusion Boutique Hotel, HM Playa del Carmen. Many excellent Airbnbs in this range.
  • Budget (USD 20 to 80 per night): Hostel Che, Sayab Hostel, Hotel Posada Sian Kaan. Good for backpackers and solo travellers.

Playacar

Playacar is a gated community south of the Cozumel ferry pier, divided into two phases. Phase 1 is residential with villas, condos, and a few small hotels, set among lush tropical landscaping with an excellent golf course (Hard Rock Golf Club). Phase 2 is the resort zone with large all-inclusive properties along a pristine stretch of beach. Playacar beaches are wider and quieter than the central beaches. The area is completely safe, with 24-hour security at the gates. The trade-off: you are a 15 to 20 minute walk or a short taxi ride from Quinta Avenida. For families, golfers, and anyone seeking a resort experience with easy access to Playa’s centre, Playacar is ideal. For things to do in Playa del Carmen within walking distance, the Mayan ruins of Xaman Ha and the aviary are inside Playacar.

  • All-inclusive resorts (USD 250 to 600 plus per night): Riu Palace Mexico, Riu Playacar, Iberostar Tucan and Quetzal, Wyndham Alltra.
  • Rental villas and condos (USD 150 to 400 per night): Playacar Phase 1 has excellent vacation rentals with private pools, ideal for families and groups.

North of the Centre (Calle 38 and Beyond)

As you move north of Calle 38, Playa del Carmen becomes quieter and more residential. This area feels like a different town: fewer tourists, more local life, wider and emptier beaches. Accommodation here is mostly condos, Airbnbs, and a few boutique hotels. You will need to walk 15 to 25 minutes or take a short taxi to reach the centre. This area is popular with digital nomads, long-term visitors, and families who want space and quiet while remaining in Playa. Several excellent restaurants catering to residents rather than tourists can be found along Avenida CTM and surrounding streets. The best beaches guide covers Playa 88 and Punta Esmeralda in this area.

  • Condos and Airbnbs (USD 70 to 200 per night): Modern buildings with pools, gyms, and rooftop terraces. Excellent value compared to the centre.

West of Highway 307 (Ejidal and Surrounding Areas)

The area west of the highway is where most Playa residents actually live. It is not touristic, but it offers the lowest prices and the most authentic experience. You will need colectivos, taxis, or a rental car to reach the beach and Quinta Avenida. This area is only recommended for long-term visitors, budget travellers comfortable navigating a Mexican neighbourhood, and those who speak at least basic Spanish. Prices are significantly lower than anywhere east of the highway.
